Caribbean Dream specializes in property management of vacation rental properties (short and long term) as well as residential properties located in Playa del Carmen and Playacar.

Our goal is to provide our clients with the property management that they need as an owner. We feel that honesty, integrity, professionalism and communication are essential in doing business with our clients.

We offer the property owner, a large variety of services to choose from instead of a standardized proposal. You, the property owner, tell us what your property needs and we will put together a proposal for you that fits your needs and that is competitive in the local market as well. Listed below are the services that you can choose from. Additional property management services are available, if needed.

Our full range of Playa del Carmen property management services includes, but are not limited to:

BASIC MANAGEMENT SERVICES:

· Inspecting each unit at least once weekly;

· Cleaning of the property on a weekly / 2-weekly / monthly basis;

· Fumigation on a regular basis;

· Day-to-day maintenance and small repairs;

· Large repairs and preventative maintenance including contracting, organization and supervision;

· Supervision of all maintenance and renovation projects;

· Preventative maintenance work to save the owner money long term;

· Hurricane preparation of property and post hurricane repairs / cleaning etc;

· Monthly bill payment;

· Accurate bookkeeping;

· Fashionably furnishing each property to make it more attractive for both owners and renters.

ADMINISTRATIVE SERVICES

· Communication with owner;

· Monthly and yearly report;

· Marketing of the apartment;

· Communication with rental agencies to increase the number of potential tenants;

· Communication with tenants (short or long term);

· Payment of utility and governmental bills;

· Representation at owner’s association meetings;

· Calendar management.
 

RENTAL RELATED SERVICES

· Administration of security deposits and rents;

· Lease agreements and contracts;

· Check-ins and check-outs;

· Meet and greet guests;

· Guest concierge services for bookings of airport transfers, tours, restaurants, etc;

· Key services;

· (Daily) maid services;

· Gardening services;

· Pool cleaning and maintenance services;

· Availability for guest questions during office hours (Mon-Fri 9 am - 6 pm);

· Emergency hotline (outside office hours);

· Inventory and maintenance control before and after rental.

Caribbean Dream also offers an optional Playa del Carmen vacation rental component aimed at maximizing rental income for our properties.
